Over the following decades, he founded several businesses that led to the incorporation of Corporaci\u00f3n Multi-Inversiones (CMI), a company that today has a presence in 15 countries and, in the future, plans to continue its expansion into the Andean region and the Caribbean.<\/p>\n<p>The challenge is to do so without losing its essence as a family business and contributing to the competitiveness and sustainable development of the region, as well as that of other areas where it operates, both in food-related businesses, as well as in real estate and energy projects.<\/p>\n<p>This company, led by the third generation, has grown at an annual rate of 10% in the last 40 years and currently has more than 45,000 employees in locations that include Guatemala, El Salvador, Honduras, Costa Rica, Nicaragua, Panama, Republic Dominican Republic, Mexico, Ecuador, United States, Spain and Italy.<\/p>\n<p>Through its two business groups (CMI Foods and CMI Capital), it has wheat flour mills, pasta, cookie and cracker production; poultry and pork production, as well as processed and sausage manufacturing; balanced food for animals and pets; and restaurants, particularly the emblematic Pollo Campero. It also has renewable energy generation projects, real estate developments, and financial service businesses.<\/p>\n<p>To a large extent, the formula for the success of this century-old company lies in its ability to innovate, but also in its ability to adapt to new markets, because, through trial and error, it has learned that it cannot simply replicate its products in the different markets.<\/p>\n<p><strong><em>\u201cAt CMI we are convinced that the only constant is change, so the permanent search for new opportunities, promoting entrepreneurship and having the flexibility to adapt, characteristics of our founder, have allowed us to transform businesses in a timely manner, always taking advantage of our experience in the markets where we operate, but at the same time, meeting the needs of a global world with new requirements at every moment\u201d,<\/em><\/strong> explains Juan Jos\u00e9 Guti\u00e9rrez Mayorga, president and chairman of CMI Foods.<\/p>\n<p>In fact, this company has used technology to be closer to customers and understand their needs, something that companies often forget when they believe they are better positioned.<\/p>\n<p><strong><em>\u201cWe are clear that it is not about spending millions to innovate, it is enough to make better use of tools, change the way of doing things, improve processes and product presentation. Focus on what we have to gain by making changes and not on what we have to lose\u201d,<\/em><\/strong> argues Guti\u00e9rrez Mayorga.<\/p>\n<p>Despite the fact that today it is a multi-Latin corporation, the directors of the company know that they must preserve its essence. Their mission is to preserve its core values: responsibility, excellence, integrity and respect.<\/p>\n<div class=\"td_text_columns_two_cols\">\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"aligncenter size-full wp-image-436\" src=\"https:\/\/jjg.royalestudios.com\/wp-content\/uploads\/2024\/05\/alcance-2.jpg\" alt=\"\" width=\"551\" height=\"511\"><\/p>\n<p><em><strong>&#8220;This governance system, whose heart is in our corporate office, focuses on ensuring that each of our businesses strengthens its presence in the marketplace, but always with the same family essence of the last 100 years&#8221;,<\/strong> <\/em>indicates Juan Luis Bosch Guti\u00e9rrez, chairman of CMI Capital.<\/p>\n<p>For this reason, it is important for managers to constantly search for new opportunities: <strong><em>\u201cBut above all, opportunities that promote better living conditions for the societies where we operate, and thus contribute to their sustainable development; seek to transform these societies integrally into more inclusive and accessible models for all, and especially, to have good teams,\u201d<\/em> <\/strong>he points out.<\/p>\n<\/div>\n<p><!--nextpage--><\/p>\n<div>\n<h4><strong>TO FEED THE WORLD<\/strong><\/h4>\n<div class=\"td_text_columns_two_cols\">\n<div>\n<p>CMI Foods faces a challenging goal: to almost double its business over the next five years, a process that will involve a growth of between 10% and 15% per year. It is worth mentioning that 70% of this objective will take place organically and that it will be leveraged with innovation and knowledge of the client and consumers. The other 30% will be based on a procurement plan with a four- or five-year horizon<\/p>\n<p><em><strong>&#8220;Within this, innovation, of transforming our operating model and our business model to be more efficient is all fundamentally important, but also to develop new business models and new channels that allow us to reach our customers and consumers in a more effective way\u201d,<\/strong> <\/em>explains Jos\u00e9 Gregorio Baquero, CEO of CMI Foods.<\/p>\n<p>As part of this process, the B2B Business Unit has been operating since January, boosted through the merger of Molinos Modernos, Flour, and Food and Consumption. This area produces balanced food.<\/p>\n<\/div>\n<div>\n<h3>Pollo Campero USA has <span style=\"color: #ff0000;\">79<\/span> Restaurants, a number that the company intends to almost double in five years<\/h3>\n<\/div>\n<div>\n<h3><span style=\"color: #ff0000;\">+ 1 MILLION<\/span> tons of CO2 emissions per year into the environment avoided thanks to CMI&#8217;s renewable energy projects<\/h3>\n<div>\n<p><span style=\"color: #ff0000;\"><span style=\"color: #000000;\">&#8220;THE PERMANENT SEARCH FOR NEW OPPORTUNITIES, PROMOTING ENTREPRENEURSHIP AND HAVING THE FLEXIBILITY TO ADAPT, CHARACTERISTICS OF OUR FOUNDER, HAS ALLOWED US TO DO THIS&#8221;,<\/span> &nbsp;JUAN JOS\u00c9 GUTI\u00c9RREZ MAYORGA<\/span> &#8211; Presidente of CMI FOODS.<\/p>\n<\/div>\n<div class=\"td_text_columns_two_cols\">\n<div>\n<p>We produce feed for animals, as well as wheat and corn flours that is sold to bakeries, industries and tortilla-making businesses. To this must be added by-products that result from milling processes (such as \u2018salvadillo\u2019, \u2018granillo\u2019 and wheat germ), which are also sold.<\/p>\n<p>In addition to generating sales for third parties, this unit supplies other areas of the company, such as feed for the chickens and pork they raise, as well as supplies for pasta, cookies and crackers. The Corporation seeks to provide solutions and value propositions to the customer, beyond simply selling consumables.<\/p>\n<p>CMI Foods is considering a strong acquisition plan for the next five years, which began some years ago, when the Strategic Investments Business Unit decided to enter Ecuador and Panama.<\/p>\n<p>In 2019, it invested in the Toledano company, a leader in the poultry industry in Panama, through La Estancia, an investment and management platform formed by the Bakker and Guti\u00e9rrez families, which generates value through the acquisition and transformation of leading companies in animal protein in the Andean region and Panama.<\/p>\n<p>Previously, in June 2017, it established a strategic partnership by acquiring a 50% stake in PRONACA, the largest food company in Ecuador, which will boost the growth of the livestock business, since it has areas such as poultry and fish protein, balanced foods, cold cuts, pets, and sauces and preserves.<\/p>\n<p><em><strong>\u201cIn the end, as countries progress in Latin America, we must consume more protein and one of the most affordable and most environmentally friendly protein sources are poultry, livestock, and there we see a lot of opportunities. That is why we have entered those two countries\u201d,<\/strong> <\/em>explains Baquero.<\/p>\n<p>In addition to that, he sees an opportunity to migrate towards higher added value and specialized products, as well as to grow in cold cuts, frozen and formed (minced and compacted meat).<\/p>\n<\/div>\n<div><\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<p><!--nextpage--><\/p>\n<h2>50 YEARS OF CAMPERO CHICKEN<\/h2>\n<div>\n<p>The Central America Restaurant Business Unit has its own stores in Guatemala, El Salvador and Costa Rica, as well as franchises in Honduras and Ecuador. Pollo Campero, founded in 1971, is its flagship brand. The company also has a fried chicken format to go: Pollo Granjero (Guatemala and Costa Rica) and Don Pollo (El Salvador).<\/p>\n<\/div>\n<div>\n<div class=\"td_text_columns_two_cols\">\n<div>\n<p>Pollo Campero is a brand that reinvents itself every five or 10 years. Despite maintaining its same essence, it is always in process of innovation in restaurant formats, products and technology, such as with the use of apps and digital channels.<img decoding=\"async\" class=\"alignleft size-full wp-image-437\" src=\"https:\/\/jjg.royalestudios.com\/wp-content\/uploads\/2025\/04\/pollo-campero.png\" alt=\"\" width=\"400\" height=\"400\"><\/p>\n<\/div>\n<\/div>\n<\/div>\n<div>\n<p>The brand is so strong that in 2006 it began its expansion to Asia, Europe (Spain and Italy) and the United States (where it has been since 2002).<\/p>\n<p>In fact, the Pollo Campero USA Business Unit is one of the great bets of CMI Foods. At first it was a nostalgic brand, but the company intends to make it a relevant player in the American Union.<\/p>\n<p>It currently has 79 restaurants and is one of the medium-sized brands with the greatest growth potential in its segment, so its goal is to double its number of stores in the next four or five years.<\/p>\n<p>Once its current businesses are consolidated, in a horizon of between three and eight years, CMI Foods will analyze expansion to other markets in the Andean region. The idea is for this to happen with the 28 business lines it already has.<\/p>\n<h2><\/h2>\n<h2><strong>THE ARMS OF CMI<\/strong><\/h2>\n<div class=\"td_text_columns_two_cols\">\n<p>Between 2015 and 2017, the directors and shareholders of the company began reflecting on the size of the organization, its business footprint in each business and in the different countries, as well as the strategic approach required to address the following growth stage.<\/p>\n<p>As a result of this analysis, the decision was made to form two business groups: CMI Foods and CMI Capital (divided into business units). This involved reconfiguration of the organization at the governance level, which consisted of entrusting the management of clusters and business units to non-family executives.<\/p>\n<\/div>\n<\/div>\n<p><!--nextpage--><\/p>\n<div>\n<h4><b>CMI Capital<\/b><\/h4>\n<div>\n<ul>\n<li><strong>Energy:<\/strong> renewable electricity generation projects<\/li>\n<li><strong>Multi-Proyectos:<\/strong> real estate developments<\/li>\n<li><strong>Finance:<\/strong> area specialized in equipping the group with resources CMI Food<\/li>\n<li><strong>B2B:<\/strong> businesses specialized in balanced food and basic gran transformation<\/li>\n<\/ul>\n<div>\n<h4><b>CMI Food<\/b><\/h4>\n<ul>\n<li><strong>Livestock Industry:<\/strong> production and marketing of protein in Central America, such as poultry, pork, live chicken and processed meat.<\/li>\n<li><strong>Consumer Foods:<\/strong> a B2C business of dry food, basically related to groceries, includes pasta, cookies and crackers, premixes and flours, sauces, oriental pasta, instant soups and food for pets.<\/li>\n<li><strong>Central America Restaurants (RCA):<\/strong> responsible for the brands Pollo Campero, Pollo Granjero and Don Pollo.<\/li>\n<li><strong>Pollo Campero USA (CUSA):<\/strong> is in charge of the Pollo Campero business in the United States.<\/li>\n<li><strong>Strategic investments:<\/strong> responsible for PRONACA, a food leader in Ecuador, and Industrias Toledano, one of the two largest poultry companies in Panama.<\/li>\n<\/ul>\n<h3><strong>SUSTAINABLE INVESTMENTS<\/strong><\/h3>\n<\/div>\n<\/div>\n<\/div>\n<div>\n<div class=\"td_text_columns_two_cols\">\n<div>\n<p>The other arm of the company is CMI Capital, which includes the Energy Business Units (renewable electricity generation projects), Multi-Proyectos (real estate development) and Finance (specialized in providing resources to the group).<\/p>\n<p>Over the years, this area of \u200b\u200bthe company has become the largest private renewable generator in Central America, with an installed capacity of 861 MW (including the Dominican Republic). With this, the emission of more than 1 million tons of CO2 per year is avoided.<\/p>\n<p>Today, this Business Group has operations in Guatemala (hydroelectric plant), El Salvador (solar plant), Honduras (wind and solar), Nicaragua (wind), Costa Rica (wind energy) and the Dominican Republic (solar). In Guatemala, Hidroel\u00e9ctrica Renace consolidated a contribution of approximately 16% of the country\u2019s electricity consumption, which has meant an investment of approximately 800 million dollars in 25 years.<\/p>\n<p><strong>\u201cToday we will continue to grow geographically beyond the Central American and Caribbean region, where we see some markets with great appeal from the perspective of CMI Capital, in Central America, in places we are not yet at. And we also see very attractive growth and geographic expansion possibilities in the Andean region of South America\u201d, describes Enrique Crespo, CEO of CMI Capital.<\/strong><\/p>\n<p>For example, there is potential in places where CMI Foods already operates, which would make entry easier. This is the case of the renewable energy sector in Panama.<\/p>\n<p>In addition, there is interest in Ecuador, where there are opportunities to capture value in the clean energy sector, in which they already have a replicable and geographically-expandable model, both for organic development and for carrying out acquisitions.<\/p>\n<p>This would mean a foray into the Andean region, where they could explore concrete opportunities in the next three or five years. They also find Colombia and Peru attractive.<\/p>\n<p>Another site with potential for the company is the Dominican Republic, where it already acquired the solar plant in Mata de Palma.<\/p>\n<p><strong>&#8220;We believe that there is a lot to do there, before we start to consider other places in the Caribbean, which are perhaps a little smaller,&#8221; argues Crespo. Some destinations that have been already identified are Puerto Rico and Trinidad and Tobago.<\/strong><\/p>\n<\/div>\n<\/div>\n<\/div>\n<p><strong><!--nextpage--><\/strong><\/p>\n<div>\n<p><strong>&#8220;BUT ABOVE ALL, WE ARE SEARCHING FOR OPPORTUNITIES THAT PROMOTE BETTER LIVING CONDITIONS FOR THE COMMUNITIES WHERE WE OPERATE AND TO CONTRIBUTE TO THEIR SUSTAINABLE DEVELOPMENT &#8221; &nbsp;<span style=\"color: #ff0000;\">JUAN LUIS BOSCH GUTI\u00c9RREZ<\/span> &#8211; CMI CAPITAL<\/strong><\/p>\n<div>\n<h2>FROM PARTITION TO PARTITION<\/h2>\n<div>\n<p>On the other hand, the Multi-Proyectos Business Unit focuses on real estate development in Guatemala. Throughout more than 25 years, this business area has exceeded one million square meters of homes and shopping centers built.<\/p>\n<p>It currently has 13 shopping centers throughout the country and serves more than 600 small and medium businesses (tenants). It has marketed four corporate projects representing 1,200 offices; the most iconic of which is Zona Pradera, in Zone 10 of Guatemala City, where many of the CMI offices are located. &nbsp;Added to this, at this time there are 13 housing projects, of which four are in the marketing stage.<\/p>\n<\/div>\n<div>\n<div class=\"td_text_columns_two_cols\">\n<div><\/div>\n<div>\n<p><img decoding=\"async\" class=\"alignleft size-full wp-image-438\" src=\"https:\/\/jjg.royalestudios.com\/wp-content\/uploads\/2025\/04\/cmi.png\" alt=\"\" width=\"400\" height=\"400\"><span style=\"font-size: revert;\">Pradera in Zacapa is the 12th Multi-Proyectos shopping center. This development has more than 69 commercial premises and 20 kiosks in an area of \u200b\u200b14,800 m2, as well as a green area of \u200b\u200bmore than 1,500 m2. It required an investment of 16 million dollars and was inaugurated in October 2019.<\/span><\/p>\n<\/div>\n<div>\n<p>The other big project is Pradera Vistares, located in Guatemala City. It is a mixed commercial project that includes two apartment buildings (in the stage of completion, deed-writing and handover to the owners) and the Pradera Vistares shopping center (opened in November 2019); this investment amounts to $70 million.<\/p>\n<p>In addition, an apartment building is under development located in Zone 10 of Guatemala City called IQ10, whose delivery is scheduled for the second half of 2022.<\/p>\n<p>On the other hand, San Isidro 2021 Tower II is in the construction phase and will begin the deed-drawing and delivery process as of the last quarter of this year.<\/p>\n<\/div>\n<div>\n<p>The housing projects have focused in Guatemala City, while the commercial part has gone to other Guatemalan cities. For now, there are no plans to venture into other territories, so CMI Capital is focused on consolidating itself in the country of the quetzal, although it does not rule out other parts of Central America in the medium term.<\/p>\n<p>Incursion into social housing and road infrastructure is also on the table.<\/p>\n<\/div>\n<\/div>\n<div>\n<h2><strong>I<\/strong><strong>N THE CAPITAL MARKETS<\/strong><\/h2>\n<div class=\"td_text_columns_two_cols\">\n<div>\n<p>Many of the real estate and energy projects would not be possible without the Finance unit of CMI Capital, charged with financial enablement for the growth of the company. Currently, it only feeds on the resources of shareholders and CMI&#8217;s businesses, so its challenge will be to diversify sources of funding for the group, to strengthen the equity base of projects and businesses, and therefore investments.<\/p>\n<p><strong>\u201cSee you in the next few years in international debt markets [like New York]. I do not see the decision on making the company&#8217;s share capital markets available in the short term, but the group is now ready to access international capital markets\u201d, says Enrique Crespo.<\/strong><\/p>\n<p>Throughout its 100 years, CMI has demonstrated its ability to adapt and read new opportunities, as well as to impact the community.
